# CAM reconciliation
Audit landlord CAM and operating expense charges against lease terms, identify exceptions, and prepare negotiation support.
Common area maintenance (**CAM**) reconciliation is one of the highest-volume lease admin workflows for retail tenants. Surfaice helps teams **parse landlord statements**, compare line items to lease-defined CAM terms, and surface exceptions worth pursuing.

## Typical process
1. Gather the package
Collect the landlord reconciliation statement, supporting invoices, and the governing lease CAM article (plus any amendments).
2. Run CAM review
Use the CAM reconciliation skill or ask Hugo to audit charges against lease exclusions and pro-rata share definitions.
3. Review exceptions
Focus on capital vs operating misclassification, non-reimbursable items, base-year errors, and pro-rata calculation mistakes.
4. Prepare landlord response
